Acceptance

By submitting an inspection request or engaging our services, you agree to these Terms. If you do not agree, do not submit a request.

Scope of services

Sentry Property Inspections provides non-invasive property inspection and documentation services, including:

  • Visual inspection of observable exterior conditions
  • Drone-assisted aerial inspection where applicable and legally permitted
  • Thermal imaging where conditions warrant
  • Photographic documentation of observed conditions
  • Verbal walkthrough of findings at the inspection

Critical limitations — please read carefully

We are not licensed home inspectors, public adjusters, or attorneys.

Our services do not include:

  • Full home inspection (structural, electrical, HVAC, plumbing, or other systems)
  • 4-point inspection or engineering assessment
  • Insurance claim negotiation or representation
  • Legal advice or representation
  • Policy interpretation
  • Code compliance inspection

All inspections are non-invasive assessments of visually observable conditions only. Findings outside the storm damage scope may be shared verbally as personal opinion only — not as a licensed inspection finding, and not warranted.

Realtor-referred inspections are limited to observable roof, exterior, and storm-related conditions. They do not substitute for a full home inspection. Property owner authorization is required.

Referral relationships

Sentry Property Inspections may refer property owners to vetted exterior contractors, restoration specialists, and other professionals when damage is identified and the property owner chooses to proceed. Sentry may receive compensation in connection with such referrals. This compensation does not affect the independence or accuracy of our inspections. Referrals are offered as a service — you are under no obligation to use any referred professional.

Photos and documentation

Photographs and documentation collected during inspections remain the property of Sentry Property Inspections. We share findings and photos at our discretion as part of the inspection process.

Authorization requirement

By submitting an inspection request, you represent that you are the property owner or are authorized by the property owner to request an inspection. Tenant, renter, and realtor submissions require property owner authorization before scheduling.

Accuracy and limitations

Our reports describe conditions observable at the time of inspection under the conditions present. They do not constitute guarantees, replacement cost estimates, insurance claim outcomes, or engineering opinions. Conditions may change over time.

Limitation of liability

To the maximum extent permitted by law, Sentry Property Inspections and its operators shall not be liable for indirect, incidental, or consequential damages arising from use of our services or reliance on inspection findings. Our liability is limited to the amount paid for services rendered.
